How do you do co broking?
What is meant signing an exclusive n how long does it last?
I am a divorcee and has to sell my house.i am a 3rd buyer of a hdb flat. 1st is brand new.. 2nd is resale n i intend to buy a resale now ? Would i be charged additional fee or tax for my 3rd house?

Hi Mr. Rahman,

Exclusive means to appoint only 1 agent to handle all the marketing and documentation issues relating to the house, typically its for 3 months. If its a resale, there is no additional buyer stamp duty, just the usual 3% buyer stamp duties and legal fees. I have worked with similar cases and will be able to advise further on how to make the transition.

Hi Mr Abdul,

An exclusive would mean that you sign a contract to engage only 1 agent to assist with selling your home. The exclusive is valid for 3 months.

I understand the urgency to sell your home. In this case, an exclusive would be more ideal so that the appointed agent would work on your home aggressively to get the best exposure and sell it as quickly as possible.

As for buying your 3rd HDB now, there will only be the usual payment of approx. 3% for the Buyer Stamp Duty and Legal Fees which may be paid using CPF.

I have assisted many sellers to sell their HDB and subsequently/concurrently buy another HDB.

Evening,

For purchase of resale HDB unit, you will not be charged with any additional fees. You can obtain bank loan for the purchase and utilize your CPF monies as long as you have not reached retirement age. Very few buyers sign exclusive with their agents.
